A Plot in Morni Hills: What to Look At in the First Ten Minutes

South and south-east keep the winter sun into the afternoon. North-facing loses it by mid-afternoon in December and stays damp.
Minute 7: Where does water go?
Trace where rain would run in July. Land above a natural drainage line is safer than land sitting in one, however good the view.
Minute 8: Ask about the water supply
Village line, borewell, or seasonal channel. "Water is there" is not an answer. Ask which of the three, and how far.
Minute 9: Find the electricity pole
How far is the nearest one? The connection is at your cost, and the distance sets the price.
Minute 10: Check the phone signal
Standing on the plot, not at the road. It differs, sometimes within one piece of land.
Then, and only then
Ask for the khasra number, the jamabandi and the classification. Read them at home. Come back a second time in different weather. Discuss price after that, not before.
Ten minutes of looking properly is worth more than an hour of discussion, and it is the part most buyers skip because the view is doing the talking.
