Property With a Mountain View in Morni Hills: Which Views Are Worth Paying For
Nearly everything here has a view, so the view is not what separates one plot from another. Except in a few cases, and those are worth knowing.
Almost every plot in Morni has a mountain view. That is the honest starting point, and it means a view by itself is not a reason to pay more.
But some views are genuinely better than others, and it is worth knowing which.
What makes one view better than another
Depth
A view across a valley to distant ridges holds interest. A view of the hillside two hundred metres opposite does not, however green it is. Depth is what people mean when they say a view is good.
Direction
A south or south-east outlook gives you both the view and the winter sun. A north-facing plot with a fine view is cold and dark from December to February, and you will use it less.
Whether it can be built out
This is the one nobody asks. Look at the land between you and the view. If it is buildable and unbuilt, somebody may build on it. Ask who owns it and what it is classified as.
Whether you will be in it
A view from the terrace matters more than a view from a bedroom window you will barely use. Stand where you would actually sit.
What a view does not fix
- A footpath approach
- Water that runs only in monsoon
- Ground that needs three retaining walls
- Agricultural classification
- Split ownership on the record
Every one of those costs real money. A view costs nothing to look at and adds nothing to what a future buyer can do with the land.
How we would use a view
As a tie-breaker. Given two plots with equal access, water and papers, take the one with the better outlook and enjoy it. Never as the reason to accept a worse plot.
Seeing it properly
Visit at different times. A view that is stunning at seven in the morning may be haze by noon in June, and the clearest air of the year is in October and after rain.
