How a deal runs with us

1. You tell us the plan, not just the budget

A weekend house, an investment, an orchard and a homestay lead to four different pieces of land. The budget alone tells us almost nothing.

2. We shortlist three or four

Not fifteen. Comparison teaches, confusion does not. A good deal of what we handle never reaches the website, so ask even when nothing listed fits.

3. Site visit, free, no booking amount

We take you there and walk the ground with you. Nobody should be asking for money at this stage, from any dealer.

4. Papers before price

Jamabandi, mutation, khasra map, non-encumbrance certificate. You see them before we talk numbers. If something is missing, we say so rather than hoping you will not ask.

5. A real number, not an asking number

We tell you what similar land nearby actually sold for. That figure and the asking figure are often far apart, and only one of them is useful to you.

6. Registry, and then the mutation

We stay with it through the tehsil until the mutation is entered in your name. That last step is the one people leave half finished, and it is the one that bites at resale.

What we will not do

This is the part worth reading twice, because it is where dealers differ.

  • We do not handle land with an unclear title. Whatever the margin. A disputed plot in the hills can sit unusable for years, and you live with that while we do not.
  • We do not ask for a booking amount at a site visit. If anyone does, that alone tells you something.
  • We do not give percentage returns. Nobody can honestly forecast hill land. Anyone handing you a projection is selling you the projection.
  • We do not discourage you from bringing your own advocate. We recommend it, knowing it slows our deals down.
  • We do not tell you a plot is scarce. Nothing here is so scarce that it cannot wait a week while papers are checked.

What you should ask any dealer here

  • Can I see the jamabandi and the mutation today?
  • Will you walk the whole approach road with me, to the plot?
  • What is the water source — line, borewell or seasonal channel?
  • What did similar land nearby actually sell for?
  • Is the classification residential or agricultural, in writing?
  • How many owners are on the record?
  • Can I bring my own advocate?
  • What will this look like in July?

A dealer who answers all eight without discomfort is worth dealing with, whether that is us or somebody else.

Questions we get asked about ourselves

Do you charge the buyer?

Brokerage in this trade is usually a percentage, and it should be agreed openly at the start rather than appearing at the end. Ask us and we will tell you the number before you see anything.

Do you only sell your own listings?

No. If what suits you is with someone else, we will say so. A buyer who is dealt with straight comes back, and sends people.

Do you help after the sale?

Yes — registry, mutation, and finding a caretaker or a contractor. We are still here afterwards, which is rather the point of buying from someone local.

How we price a property

Buyers are often surprised that we talk about price last. There is a reason for the order.

An asking price tells you what a seller hopes for. What matters is what comparable land nearby actually changed hands for, and the two are frequently far apart in a thin market like this one. When we quote you a figure, it comes from three things:

  • Recent sales in the same pocket, of land with a similar approach and slope
  • The collector rate for that area, which sets the floor for stamp duty
  • What it will cost to make usable — cutting, retaining walls, a water connection

That last item is the one nobody includes. A plot ten percent cheaper that needs three retaining walls is not cheaper. We would rather work that out with you before the agreement than have you discover it when a contractor first walks the site.

Selling through us

We also act for owners. If you have land in Morni you want to sell, three things decide how it goes:

  1. Papers in order first. A pending mutation or an unrecorded co-owner will stop a sale halfway, after a buyer is emotionally committed and irritated. Fix it before listing.
